- AppFolio Property Manager increases efficiency for our Account's Dept. With fewer check/cash/money order payments coming in and the majority of payments being made through AppFolio Property Manager this takes saves them a significant amount of time.
- Entering in leases/ residents takes far longer than it should. I feel as though many of the steps are unneeded and slow the process way down.
- We have definitely experienced a positive ROI and streamlined our accounting procedures since switching to AppFolio.

Tech support is terrible
- Collecting rents via ACH is a positive.

- Not being able to talk to someone in support regarding questions is a problem.
- Negative: Rental Analysis has tricked me a few times
- Positive: with condo, suites, or rooms, the program is very robust for doing room by room Airbnb
- Negative: Scheduling tasks: if team tasks can be split, it would be more functional
- Wonderful to see how much rent we are drawing in, so we can base budgets off of that. It is a great way to retain that rent and put towards future improvements.
- Wonderful way for tenants to pay their rent without us using a separate payment system or ACH payment. They can set up an account with a credit or debit card, or checking account and it drastically helps us with time management!
- The help that the AppFolio staff is willing to do, saves time on us trying to troubleshoot.
- As far as positive impact, we are much more organized as a company as far as accounting, maintenance, and managing tenant issues. We are all on the same page and know where to find notes, emails, letters, information, etc... and can be more self-sufficient and self-directed. I think this is a major plus as far as business goes, as time is money. The more efficient you can be, the more time that is saved, the more money that's saved, period.
- I don't work in Accounting and I haven't had any discussions regarding negative impacts in regards to this program. However, we've been using this since 2013 and we're on our 6th year as a business and I've heard others in our organization saying how much AppFolio has improved over that short time and how it keeps getting more intuitive and better with time. At no point have our leaders considered getting rid of the program or implementing a different program.
The best there Is
- Before AppFolio, it would take quite a bit of time to complete the move in flow from applicant to tenant. The time saved has been termendous, reducing payroll expenses and other overhead costs.
- The ability to do everything on-line from applicantion to payment of fees and deposits to signing the lease has also reduced payroll expenses and other overhead. As a start-up company I am doing everything from securing new business to leasing, inspections, hiring vendors, monitoring the work of vendors, paying bills and owners. Because I can accomplish all of this from my cell phone, laptop and iPad, things get done immediately no matter where I am.
- Negative impact: I FIND MYSELF WORKING ALL HOURS OF THE DAY AND NIGHT. Because access is available anywhere, anytime, I cannot control myself! :)
AppFolio-Friendly to all size companies
- We have been able to utilize our current employees with our growth without adding more overhead cost by having to hire more employees.
- The cost of the program has not really allowed us to see much of a profit on the bottom line of not having to hire more employees because as we grow our units so does the cost of the program grow.
- We have 2 offices several miles away from each other and Appfolio has allowed us to stay in real time in both offices because of the program being web based.
AppFolio: Easy to Use, Hard to Master
- AppFolio has converted prospective clients to actual clients once they saw how my company could use the program to communicate with on-site property management teams and improve the communication and budgeting process.
- AppFolio is expensive, especially for a small company, so that may have had some negative impact on the ROI.
- Overall, AppFolio has also helped improve our ability as a company to communicate with asset manager levels.
Too many varied properties thising & thating....AppFolio
- This is more difficult for me to answer. I do not run a property management firm. I simply use the product that my client had in place. Further, I really mostly use the accounting section.
