We use AIR CRE Contracts for 90% of all our commercial Leases. Some issues we run into are that we do not agree with all the lease language within and so we have to use adobe to edit out the areas we do not want shown since AIR CRE Contracts does not allow me to delete it without redlining the languauge which causes issues between negotiations later on.
  • They put in a lot of language that balance on both the Landlord and Tenant side
  • They make it easy to fill out
  • You are able to add in language relatively simple
  • When adding in languauge, it would help if the font sizes were equivalent to the rest of the lease so that we do not have to adjust after
  • Additional languauge for landlord protection
  • Not charging if there was a small correction such as date!
Personally, I feel AIR CRE Contracts are great for NNN leases. They get the point across and offer the language we need without much addition or revision. The lease offers extensive language that helps with future potential disputes and covers questions that may occur from the tenants end well. Example, who maintains what or who is responsible for certain items.

I think AIR CRE Contracts offers more of what we need for commerical real estate than Legal Templates. I feel there was more language qith the AIR CRE Contracts that protect the landlord and offer support, where as Legal Templates offered a broader scope of legal language. Obviously, having an attorney draft a specific lease template for a building is the best way to go but if you need something that can fit more types of leases/buildings AIR CRE Contracts seems to work the best for us.
I think I would rate AIR CRE Contracts has a pretty good usability rating. It is easy to use and simple to utilize, whether it comes down to leases, agency agreements, purchasing agreements, estoppels, or even just purchasing credits to create more agreements. I like that it is fillable, editable, and easy to find certain items when needed.
I believe I called in for AIR CRE Contracts support one time in the past. The program was not working and it turned out we needed to have both AIR CRE Contracts support and our Information technology (IT) department both work on it to get it working. While I did not fully interact with them, they were able to fix the issues with our IT department relatively smoothly.
