We use Argus for helping to manage our real estate investment portfolio. The audit reports are extremely valuable, especially the lease audit section. It breaks down all our leases so we can better understand the value of the leases. It allow us to run variable property scenarios with different capitalization rates to see which is optimal for us.

we can share among multiple employees
it has many options to model out our leases correctly

It does have a fairly steep learning curve in order to use to its best capabilities
It is a bit costly per member

Our investments are better managed and maximizes our return on investment
Our analysts can discuss as a group in one location
initial investment in Argus takes time to recoup.

Yes and no? There's a maintenance contract that goes with the purchase of Argus. It's necessary because Argus is not backwards compatible. If someone sends you a file from Argus 12, you can't open it in Argus 11. It's imperative to stay on the latest version. Support is bundled with that maintenance agreement.

Luckily I have never been in a catastrophic situation in regards to Argus.
