Users have reported mixed experiences with MRI, noting occasional glitches and slow performance. However, they appreciate the product's range of reports and its ability to easily correct errors and make changes. One key use case for MRI is in marketing underperforming properties. Users can access specific demographics about the resident population and track leasing trends, enabling them to develop targeted marketing strategies.

Another valuable feature of MRI is its seamless integration with other programs. This integration provides a huge benefit to users by streamlining workflows and eliminating the need for manual data entry across multiple systems. As a result, departments such as accounting, commercial sales, commercial leasing, and residential leasing can all utilize MRI effectively.

In addition to marketing and integration capabilities, MRI addresses various needs across different departments. For example, it helps with lease organization, tracking, and reporting for residential and commercial properties. It also supports budget spending for construction projects. Furthermore, organizations can rely on MRI for asset management in deals involving debt and equity.

Lastly, users appreciate the timely information and quick access to static data that MRI offers through the cloud and a single log-in. This improves operational efficiency by providing centralized access to critical information without the need for switching between multiple platforms.

Overall, MRI serves as a versatile solution for various real estate management needs, ranging from marketing properties to facilitating departmental collaboration and streamlining workflows through integration with other programs.

We use MRI Residential Management for the management of all rental leases of residential, office, and retail users. It is used across several departments including accounting, commercial sales, commercial leasing, and residential leasing. It addresses the need for lease organization, tracking, and reporting. It also tracks and reports budget spending for construction projects.
  • Reporting
  • Tracking Data
Cons
  • NOT user-friendly
  • Poor training tools
  • Awful help center
MRI Residential Management is so NOT user-friendly. I don't particularly care for using it and know that there are better programs out there. But this was a good choice for our company when we were much smaller.

I believe we've outgrown it. We have started to implement Salesforce, and I believe that the plan is to integrate Saleforce's equivalent program module sometime in the near future.
  • Helps track income
  • Helps with on-time billing
  • Keeps us on budget with projects
They have a terrible help center and the training tools and videos are useless and not helpful. They need to invest in better training tools and modules for people to refer to. Especially when there is no designated training person within a company to teach newcomers how to use it.

MRI (formerly known as Integratec) is utilized by my organization in order to maintain asset management on deals where we have provided debt and equity. Concurrently, it's being used specifically in our line of business to obtain information on the operations of our maintained project partnerships. The business problems it addresses are timely information (if it's uploaded by the real estate owner operator), quick download of static information (names, addresses, etc.) and it's easily accessible via the cloud and single log-in.
  • It's in the cloud
  • Graphic User Interface is intuitive
  • Can export to various reports (PDF, Excel, Crystal)
Cons
  • Sometimes the data that is outputted is not consistent (back end of the database is constantly being updated), have to follow up with our client relationship manager
  • Sometimes very rigid
  • Incremental cost to add on information (if we want MRI to host certain documents in the cloud)
Well suited scenario - MRI Residential is obviously good for residential real estate. It doesn't make sense to just plug in industrial, hotel or commercial real estate management as those are different types of products. Those who have access to the cloud can easily download information off site to do an analysis.

Less appropriate - Information may need to be scrubbed. For instance, there could be operating statements that are inputted incorrectly because items are miscoded.
  • Less reliance on line of business only databases (essbase and access)
  • Quicker access to operating statements
  • Less double work (saving items in the cloud versus in the drive)
We had a proprietary access database, but wanted to utilize MRI because of support (annual fee is in the tens of thousands versus a hundred thousand plus build out). The user interface is pretty straight forward, and there is available training as well. Updates are done online via the SAAS website so we don't have to worry about any coding issues here in house.
