Use Cases and Deployment Scope

Brokermint is used to do transaction management mostly, but we prepare reports from it also. We probably used 10 percent of its capacity over time. We always planned to do more, but with real estate being what it is, all of the 'rainmakers' and producers are usually not detail-oriented people or number crunchers.

We didn't use the commission part because we do not hold escrow, so the title company always does the commission from a Commission Authorization.

Likelihood to Recommend

Brokermint is suited for a small brokerage or a franchise, maybe 200 agents or less because it has great functionality and simple agent screens, i.e. dashboard. Especially simple teams or solo agents will benefit from it, because they are able to navigate smoothly and you can pick up the functions very quickly, without much tech knowledge.

Over 200 agents, it would need to be more robust and integrate transaction management, accounting, commission tracking, agent team tracking, percentage of cap, etc. The more detailed software, the less likely agents are going to use it correctly, i.e. more employee support and troubleshooting. Agents are not very patient and they don't like to have any obstacles when they learn how to do anything. Brokers have to consider the caliber of agents they attract.

Use Cases and Deployment Scope

Brokermint is the "Transaction Management" platform for Pareto Realty. Everyone in my organization uses it to generate forms, ESign Documents, track transactions, capture, and store all documents. As CEO and Principal Broker, I use it for on-boarding new agents, tracking sales and pipeline transactions, and for compliance reviews (Audit EVERY transaction as it progresses). I can monitor Agent productivity and am comforted that it also captures all communications (Emails and documents). Problems addressed - Compliance for Agents, Ease of finding closed deals and tracking the flow of commission income.

Pros

  • Very Simple 4 step process when creating a new transaction
  • Easy capture of documents and communications (email and text)
  • Smooth audit flow - Love auditing as the transaction progresses so I can coach agents
  • Commission Income calculation and tracking
  • Multiple ways of backing up closed transactions

Cons

  • During the creation of a transaction - The assigning Checklist is clunky and often difficult for new users - not intuitive. It seems the type of transaction at first entry could automatically assign the appropriate checklist (one less thing for the user to do).
  • On the checklist - Sometimes not easy to add a document that isn't on the checklist - It's easy when "Splitting multiple documents" but no place to add documents to the checklist.
  • This could be user error, but I cannot figure out how to get it to know when an agent has capped - so I often have to calculate commissions manually.
  • I think Brokermint should offer the Creation of documents with auto-fill capability at no additional charge. BM currently charges per document . . . Very frustrating because I don't have time to create all those fields - so we are creating our forms in the State (TN) "Transaction Desk" and then moving them to BM. I would rather do it all in the same place.

Likelihood to Recommend

As a transaction manager, I think it's awesome. I think feeding the financial info into Quickbooks is less appropriate. That was complex for me, and I don't use Quickbooks - so I track all of my money flow with a spreadsheet - duplicitous - Maybe I just need training :-)

We use Brokermint to manage and share files created for real estate transactions. It helps to organize and support our agents, and our transaction coordinators seamlessly manage important tasks throughout a real estate transaction. It helps to have a common place for important documents, documents that require signatures, and other notes that would be important for people involved in the transaction.

Brokermint is great at file sharing and managing. Everyone who is tagged on the transaction can see exactly what needs to be done and easily access documents or edit the file. I love the auto-populated files our Brokermint managers have created for creating new files.

Use Cases and Deployment Scope

Brokermint is used by our broker, transaction coordinator, and agents. It helps us not have to keep paper records of all of our signed documents. We simply download the signed documents from our signing program then upload them to Brokermint. Slight learning curve but far better than doing paper only. Our admin can make a to-do list that helps us not miss anything. Our transaction coordinator can simply flag an upload if there is an issue instead of calling or emailing us. They can also comment on the flag.

  • Allows us to split a huge document that contains smaller documents and sort them accordingly

Cons

  • Its signing software is not as good as Instanet.
  • It is a little slow at times, but not annoyingly so.
  • Sometimes setting commission for yourself can be confusing.

Likelihood to Recommend

Anytime you are managing documents to be verified by your transaction coordinator Brokermint is well suited. That is its main purpose. Trying to get documents signed is not its strong suit. We plan to keep using it because it gets the job done.
