LienDone

LienDone is lien waiver software for small U.S. general contractors. A contractor chooses a project, a subcontractor and a waiver type, and LienDone emails the subcontractor a link. The subcontractor signs on a phone in about two minutes, with no account, app or password, and the signed PDF is stored in the contractor's dashboard with a timestamp and audit trail.

LienDone supports conditional and unconditional waivers for progress and final payments. In the 12 states that require specific waiver wording (Arizona, California, Florida, Georgia, Massachusetts, Michigan, Mississippi, Missouri, Nevada, Texas, Utah and Wyoming), it uses the statutory form word for word. Other states use a standard form. Contractors can also upload their own waiver form, collect owner waivers, and import open bills from QuickBooks as a CSV file.

The dashboard shows which waivers are signed, pending or overdue for each project, and automatic reminders go to subcontractors who have not signed. LienDone does not run pay applications, send preliminary notices, move money or sync live with accounting software.

Pricing is $99 a month or $990 a year, with unlimited projects, subcontractors and waivers and no per-seat fees. A 14-day free trial is available without a credit card.
