Abstria is AI-based lease abstraction and contract analysis software for commercial real estate legal, diligence, property management, and insurance teams. It converts leases and related documents into structured data that can be reviewed, searched, tracked, and analyzed across a property portfolio.

The platform extracts more than 200 categories of information, including parties, property details, lease dates, rent schedules, escalations, deposits, tenant-improvement allowances, operating expenses, renewal and termination rights, sublease provisions, purchase options, maintenance obligations, insurance requirements, notices, and follow-up actions. It supports OCR and digitally generated documents, multiple lease formats, and multilingual portfolios. Leases, amendments, acknowledgements, SNDAs, estoppels, letters of intent, and other documents can be processed through the same abstraction workflow.

A dual-panel editor displays extracted information alongside the original document. Reviewers can follow links to the corresponding source language, search individual sections, edit summaries, and use AI-assisted rewriting. Structured tables and lists present rent schedules, deadlines, and option terms consistently in the application and in exported PDF or Word files. Teams can also rerun an abstraction after changing extraction settings and compare the new output with the previously reviewed version.

Abstria links amendments and acknowledgements to their parent leases and maintains document histories, review statuses, modification timestamps, and user attribution. Its searchable document library can be filtered by entity, region, market, tenant, status, and date. Portfolio dashboards report on document volumes, review progress, entity-level activity, and recent changes, while a natural-language assistant can search across leases and compare terms such as renewal provisions.

Additional capabilities include template-based lease generation, configurable PDF and Word exports, role-based permissions, Microsoft single sign-on, and user activity trails. These features support workflows such as lease review, portfolio due diligence, amendment analysis, estoppel preparation, compliance monitoring, and preparing structured lease data for downstream financial systems.
