Proprietio is a cloud-based real estate property management platform for independent landlords, community associations, and small to midsize property management companies in the United States and Canada. It supports residential, mixed-use, condominium and HOA, and commercial portfolios, with specialized plans for different operator types.

Its rental property management capabilities cover leases, tenant records, rent collection, maintenance requests, vendor coordination, and owner reporting. Tenants can pay through Stripe by card or ACH, while managers can record payments received through Zelle, Venmo, wire, check, or cash. Accounting tools available by plan include a double-entry general ledger, owner statements, 1099 preparation, Plaid-based bank reconciliation, and QuickBooks synchronization.

Leasing tools include assisted lease drafting, tenant screening through TransUnion SmartMove, listing syndication, electronic signatures, and a US legal-reference library. Maintenance requests can be submitted through the tenant portal and classified by an automated assistant before assignment to a vendor. Owner and investor portals provide access to statements and property metrics, including rent rolls, trailing-12-month results, and capitalization rates.

Proprietio also supports HOA management workflows such as dues and assessments, voting, board documents, owner communications, and work-order routing. Additional plan-dependent capabilities include tenant chat, collection and renewal workflows, an installable mobile web app, APIs, signed webhooks, Zapier connectivity, and MCP access for working with permitted portfolio data through ChatGPT.

Pricing varies by portfolio and product line. US rental-property plans include a limited free tier and paid plans beginning at $29 per month, with a 15-day trial. HOA, commercial, specialty-property, and larger management-company plans use separate pricing structures.
