Overall Satisfaction with Buildium

We use Buildium to receive rent payments, house ledgers, organize our tasks, communicate with Tenants and homeowners and provide portals for all Clients. We have also started using it as our bookkeeping tool. It easily generates late fees, commissions etc. and provides simplicity in communications with their Announcements feature and file sharing features.

Pros

  • Phone support for any questions we have or troubleshooting needed.
  • Listening to it's Clients and building out for requested enhancements.
  • Robust reporting.

Cons

  • Enhanced Tenant Screening does not capture criminal history which is alarming.
  • Bookkeeping capabilities are touted but not exactly functional. P&L statements cannot be generated without workarounds.
  • Reports aren't able to be customized to my desired level.
  • Rental ledgers are difficult to work with at times.
  • It provides a good service to be able to provide rent payments with us absorbing any fees for the Tenants.
  • I like that we offer a pleasant in appearance, portal for Tenants and Clients.
It has a professional web appearance and makes it simple to navigate. The online classes and tutorials can also not be beat. If we are ever in doubt about using the site, we can reach out via phone and the phone techs are endlessly patient and helpful. I like that our Tenants can reach out via text to use, this reduces so much time in phone calls.
We only went with Buidlium because we had the option to absorb the fees for rent payments. I wanted to provide $0 fees for Tenants to pay online. I'm glad we went with Buildium in the end but that was the only reason we moved forward with them was because we could customize that option to match our business model.

I'm very happy with the service provided via phone, to me that is the absolute largest draw. I also really appreciate the integrations Buildium offers. I mostly appreciate HappyCo, Petscreening, and Hunter Warfield. None of these are seamless in their communication with Buildium but it's still a vast improvement from having to have separate accounts from Buildium so overall, it is beneficial to our company.
