Visual Lease is a Lease Management Software that provides robust lease accounting functionality with a depth of lease administration functionality to properly manage a company's lease portfolio.
AppFolio Property Manager for our residents is phenomenal. It serves us and our residents very well as far as them having access to their portal. I find the program difficult to use from a data entry standpoint. There are many features on our end that make usage for us much more difficult.
Visual Lease is well suited for companies that are trying to manage their leases in a more automated way other then spreadsheet. A company that needs visibility around their leases and wants to stay in compliance with the ever changing world of accounting. A company that wants a software that can integrate with their ERP and make routine monthly accounting entries.
Checking printing: We have multiple bank accounts tied to our account and utilize blank check stock. Appfolio automatically prints the routing numbers and account numbers at the bottom of the blank checks based on which property we are paying a bill from.
Tie-in with their Investment Management tool gives our investors a great resource while keeping our investments in sync with our accounting software.
There are so many reports that I still need to view and see their value, sometimes it's hard to see with so many options available as a user.
Would love to be able to message a prospective tenant their showing time without entering in so much information. Sometimes a quick email, phone number, and name would be ideal to contact them as opposed to so much information as a guest card.
One more con would be the timeout of the website. I understand it's for security, but sometimes it will time out after a few minutes of inactivity. It would be nice to have a longer time out period.
The system is so intuitive and easy to use. There’s almost nothing in the system that can’t be undone if you make a mistake. Important things also have their own tabs. It’s also easy to use from the resident side which is helpful for in a world where everyone is not tech-savvy.
Typically, AppFolio answers all questions the same day. However, I've had issues with Apartments.com pulling our information on available listings and consistently advertising incorrectly. I've contacted AppFolio more than 3 times about this in the last month and they said they would look into it and work on getting it figured out with them. However, I've had two more incidents since then and I just feel like I'm not being heard. However, I do give them a higher rating because I feel like they DO try their best and they are VERY responsive when we have major issues (this is more of an inconvenience issue). They do have room for improvement but overall, they're on the right track.
Visual Lease support was not too impressive to me because when I reached out to ask about the XXX codes in the journal entries, they did not seem concerned. They just said they were default accounts, but I did not know what I was supposed to do with them since we did not have these accounts. Also, when I asked about API integration, I could not get a good response on how to get Visual Lease to be connected with Intacct.
This was our old program and it was not user friendly and very inefficient to use. We was never able to answer a question for an owner or a tenant very easily and many times we had to ask for them to let us call them back while we research their question because it was so difficult to maneuver in the program.
We also evaluated Lease Accelerator and Lease Query. We didn't go with Lease Accelerator because it didn't have lessor leases. We did not go with Lease Query because they did not have abstract reports.
Before AppFolio, it would take quite a bit of time to complete the move in flow from applicant to tenant. The time saved has been termendous, reducing payroll expenses and other overhead costs.
The ability to do everything on-line from applicantion to payment of fees and deposits to signing the lease has also reduced payroll expenses and other overhead. As a start-up company I am doing everything from securing new business to leasing, inspections, hiring vendors, monitoring the work of vendors, paying bills and owners. Because I can accomplish all of this from my cell phone, laptop and iPad, things get done immediately no matter where I am.
Negative impact: I FIND MYSELF WORKING ALL HOURS OF THE DAY AND NIGHT. Because access is available anywhere, anytime, I cannot control myself! :)
