I think if you have a very large brokerage and can afford to pay for a fully customized set up then it may be worthwhile. I would make sure you have a dedicated support team, not an account manager. In my opinion, the account managers are worthless and will not respond most of the time. We are on our second account manager in 9 months of using the system and cannot get in touch with him. In my experience, the account managers have no knowledge of how the system works or how anyone in real estate would want it to work. Obviously, I can only say this for the two managers we have had so far. I would steer clear of this system unless you want to spend a few thousand a month for a system that, I feel, will impede your business rather than improve it.

Yardi Voyager is well suited for any management company in the multifamily or commercial space and is a worthwhile competitor to other options in the space - MRI Software, Realpage, Resite, etc. For those med-large enterprises that value an intuitive and straightforward accounting and leasing system, and also work with other vendors that need to integrate with their ERP system, this is a great option. There is a large ramp-up time, requiring many company resources, and licensing is quite expensive, so this solution may not be for those companies with a small budget or personnel resources.

  • It sends unwanted canned responses to potential clients that you haven't approved. You must figure out how to use it to make them stop. This was day 1.
  • If you like to learn using many many different videos to learn a product, then this maybe for you.

  • Yardi Property Management particularly excels at creating a system where it is easy to leave feedback for property managers because the data is available up front.
  • Yardi is also a useful tool at integrating property management across the entire platform. It can be used for asset management as well even for the most nitty gritty details.
  • It is also convenient to edit expenses inputted by the accounting department and managing those expenses forward for future budgeting.

  • Their support is good, but wait times can be long. They want you to use their chat, but then when you ask your question, it can be a several hour wait time between responses. The people are nice and resolve your issue. But I think chat is for quick back and forth communication, not something with a long delay. Also, you can only really do it effectively on your computer, not on your phone.
  • It's proving very tough to track leads from campaigns we are running ourselves. If your website converts a lead, it really just gives you the website source, and even that only some of the time. It would be great to create custom sources and have kvCORE track that traffic and lead via some sort of UTM tag or URL parameter.
  • Some of the load times aren't great. When I load up my database, it takes a while to actually display. Also, when a lead is claimed in a pond, you have to refresh to be able to contact them. Then once you add a campaign, you have to refresh again to see the tasks that fire. This is a bit clunky.
  • The app is great, but there is still some limited functionality. It would be great to access and claim leads from a pond on the mobile app. Also if you could get push notifications when new leads are added. Our time to lead sucks, and that's because kvCORE doesn't alert you super quickly.

  • In my experience there's a fairly steep learning curve for a new user to be able to navigate the system
  • While there's diverse functionality, many items seem buried in menus or obscure places, particularly the first time you're trying to find them
  • Getting used to the refresh functionality in some parts of the system can be challenging if you're used to a system that automatically updates when new filters are applied

We have invested 5 years of setup, implementation and training on Voyager. It's doing a very good job for us and I feel we've only scratched the surface of its capabilities. Yardi support has been very responsive with very little down time. The training materials are great from Client Central

It doesn't deserve a zero because you can access contacts and get reminders to contact them. In my experience, you can not use the system for proper communication with both prospects and their spouses.

I'm coming from the perspective of a fairly tech-adept person, so I didn't find the system too hard to learn. That said, I do feel some of the buried menus and the system's own internal search feature could use some improvement, but I have that feeling about the vast majority of CRMs I've ever used. There may be a little bit of a struggle to onboard/train up someone who isn't used to this sort of system, but once up and going it should be smooth sailing.

I love kvCORE's support. Having the little chat feature in the bottom right of my screen the whole time I'm working takes away any stress or worry about using it. When I first started using it, I learned its features by clicking and trying things, and more than once I had to go into the chat support and ask how to undo or fix what I had done. I don't think I've ever waited more than 5 minutes to get a reply back and it being almost instant and right there on my screen allowed me to continue working and know immediately when my question had been answered.

The local office is very knowledgeable, however recently it seems that Yardi has begun to route calls offshore and the knowledge base there does not seem to be as strong as the USA based support centers. All customizations are done by offshore personnel, which presents issues in terms of the language barrier and time zone differences.

If you are converting from another system, grouping your properties by subsidy type seemed to help us. We were able to focus on a half dozen properties at a time, rather than the entire portfolio.

Konversion and BoomTown are the only two I have used. Both have their things to recommend. Since I used Konversion, using kvCORE was simpler and I was able to upload my contacts seamlessly. This made adopting a new system easier and less likely to have a gap in contacting customers.

Onesite was broken, a lot. Yardi Voyager has been a much more stable platform. We have been operational for 3 years now and I cannot say that we have had any software downtime in 3 Years. But with Onesite, it was common to be down at least once a month for something that was not working correctly.

  • We initially moved to Yardi from paper ledgers. This had a tremendous time-saving effect.
  • Product was confusing and required training for some of our older staff members.
  • Clients that used the product were initially hesitant to pay for the added cost, but with time were able to see the benefit to their software.
