For larger communities, Buildium doesn’t have the accounting capabilities you need. Anything up to 100 units is easily managed and works well.

[Dotloop] is excellent for obtaining clients signatures and information, syncing with other programs (we use BrokerSumo> which then goes to Quickbooks), tracking views, maintaining good document records, and remote communication within the office. It creates accountability by being able to know when and what time a document has been opened, and signature verifications. It would be beneficial to have the tiered client sharing, where once client 1 signs, it gets sent to client 2; this would reduce the complications associated with filling sellers disclosures, since it will wipe out the other persons signatures if they sign it first.

Once trained, I find that its usability is quite easy and comprehensive. If working on something I am less familiar with, I find that I can usually find the solution pretty quickly

Dotloop was very easy to learn and is easy for all parties, even those who are not computer/technology literate. This is an important feature because there are many people involved in completing documents and they change on a consistent basis, where sometimes the person may not be good with technology. In my experience, all users have been able to complete what they need.

I have been able to get through to support immediately and they have been awesome in quickly resolving issues. More importantly, their communication when there is an issue which might take some time to resolve surfaces. Getting updates and resolution are critical.

Buildium

Appfolio is my favorite software, and they are constantly making improvements. Buildium is great if you don’t have a ton of property but is not as manageable for advanced accounting and resident information tracking. There are workarounds, but they do need to work on their ease of use for owners.

I personally feel that Dotloop is much more organized and easier to use. It feels more efficient to use and I have noticed the majority of the people I work with are more aware of Dotloop and trust it more
