It is used for real estate within our company. It is used by accountants, those that work at the apartment complex (maintenance and office staff), as well as upper-level managers that need and use the reports. The platform is the core of our business and managing real estate without Yardi (or one of their competitors) would be nearly impossible at scale.
  • Reporting is very well done
  • Accounting controls and stability of the system
  • Purchase orders and invoicing
  • Look and feel of the product
  • Cost of customer service and help
  • Confusing layout - sometimes hard to find the feature or section you are looking for.
  • Odd tech requirements for check scanners, running their product in certain browsers, etc.
Yardi Voyager is well suited for an organization with a large portfolio. Being an industry standard, most employees within the industry will be able to use the product right away. Any new employees to the industry will have some issues learning the product as it has a steeper learning curve than some other accounting systems and platforms. You need a large portfolio to support the admin setup and maintenance of the system, as it can be confusing and takes a lot of time.

Being so robust is fantastic if you want a standard look and robust feel to reporting.
  • We initially moved to Yardi from paper ledgers. This had a tremendous time-saving effect.
  • Product was confusing and required training for some of our older staff members.
  • Clients that used the product were initially hesitant to pay for the added cost, but with time were able to see the benefit to their software.
Yardi is more robust than the competition. There is a steeper learning curve, but more features and customization that can be built into the product.
Written documentation and support can be limited and confusing. The search feature is not as robust as a lot of other products. In-person support can very helpful if you find the right support rep.
Confusing interface and multiple modules make it confusing to know which section of the website has the feature you are currently looking for.

It is used in our multi-housing department for all aspects or renting and community member management. It allows for the efficient management of rent collections, delinquency, renewals, personal information,
current vacancy and vacancy projections. It is also helpful in managing prospect data from the i initial call through becoming a resident.
  • Rent collection
  • Lease Management
  • Resident history
  • Ease of data access
  • Ease of adhoc report creation
  • Ease of custom resident email creation
Voyager is well suited when your company has deployed industry standard and has very few customizations. The product is fantastic out of the box in terms of scope or features and functionality. It’s weak in terms of allowing customization and fairly inflexible in allowing direct access to your data so that you can get a raw data dump to pivot in another application.
  • Provided a better ROI
  • Reduced delinquency
  • Better reporting
  • Ability to communicate in mass with residents
Voyager competes quite nicely in terms of features and price with MRI. In retrospect, MRI has a much more flexible reporting module and allows direct access to your data in a much easier fashion.
The local office is very knowledgeable, however recently it seems that Yardi has begun to route calls offshore and the knowledge base there does not seem to be as strong as the USA based support centers. All customizations are done by offshore personnel, which presents issues in terms of the language barrier and time zone differences.
As previously stated functionality is awesome if your deployment is vanilla. The more you need customized the less functional it becomes. Customizations are pricey and difficult not to mention very slow to get made.

We use it as a CRM for a multi-site senior living organization spread across multiple states, to handle all our leads, move them through the sales funnel as well as connect and maintain the records once someone has moved in and ideally try to use it to track our marketing efforts as well as sales management/sales efforts.
  • Ability for manager to easily oversee/switch between communities
  • User permission throttling to ensure focused areas of access
  • Diverse custom reporting with several editable user fields available
  • In my experience there's a fairly steep learning curve for a new user to be able to navigate the system
  • While there's diverse functionality, many items seem buried in menus or obscure places, particularly the first time you're trying to find them
  • Getting used to the refresh functionality in some parts of the system can be challenging if you're used to a system that automatically updates when new filters are applied
I think it really depends on what you're looking to get out of the system. In terms of managing, updating, creating, and following prospect records, Yardi Voyager is absolutely fantastic. There are a number of existing API integrations already on the market that can connect into the record, and I commissioned a custom one to be built to work with the website that seems on the whole to work fairly flawlessly, so long as your community codes aren't regularly changing. That said, you definitely need to do strong onboarding with anyone coming into the system, particularly if they have limited former CRM experience. There's a great opportunity to input (and aggregate reports) from multiple facets of the system, but if people are inputting poor data, or missing it entirely, or you haven't formalized an even plan for things like Source and Sub Source then even the best system is likely to end up disappointing you and your stockholders when it comes time to analyze data. But, when used properly I'm impressed with how robust it is.
  • With ability to customize user fields, great way to aggregate external data
  • Open API structure helps reduce user error by automating some entries that come in from the web
  • Robust source and sub-source tracking (with ability to create new ones) when utilized correctly can be very useful when pinpointing efficacy of marketing efforts
While the likes of some other CRMs may be a bit more diverse and robust in their inbuilt integrations and available bolt on's, I feel Yardi is a great, fairly flexible tool without becoming too overwhelming for choice. While it's easy to be wowed by a lot of shiny potential features in a product demo, ultimately the salts of a product come down to if it can be used cleanly, effectively, quickly, and with minimal errors. I feel Yardi provides exactly that. Additionally, their customer support and extensive documentation libraries available to users are absolutely stunning, and I've always been really pleased whenever needing to reach out for any info or questions. I've often felt some of the larger products on the market are a bit lacking in that department.
As mentioned in an earlier part of my review, the support is stunning. I'm one of those people who always try to problem solve on my own and the available documentation library is incredibly helpful and very easy to search/navigate. However, whenever I've needed to actually contact a support individual, I've received prompt replies and been sourced to the appropriate type of person to answer my query.
I'm coming from the perspective of a fairly tech-adept person, so I didn't find the system too hard to learn. That said, I do feel some of the buried menus and the system's own internal search feature could use some improvement, but I have that feeling about the vast majority of CRMs I've ever used. There may be a little bit of a struggle to onboard/train up someone who isn't used to this sort of system, but once up and going it should be smooth sailing.

Voyager is used by our Property Management and Accounting departments. We use it for rent payments, state and federal compliance and general accounting.
  • State and Federal Compliance
  • Rent Control
  • General accounting
  • User interface could use a face lift
  • Updated web technologies
  • User self service for maintaining profile
Voyager does a good job of keeping us in compliance with various federal and state agencies. It is also strong in rent control, payment processing including checks, direct deposits and credit card transactions.
  • Saves property managers significant amount of time looking at multiple properties quickly from a dashboard.
  • Saves time and effort from property managers to maintenance technicians creating, delivering and completing property work orders.
  • Solid seemless interface from the property management side into our accounting system.
We evaluated 3 other products and chose Voyager based on a complete package, it being in a SaaS environment and a solid interface to our accounting software.
We've been using it for several years and I hear very little negative feed back from dozens of users across three to four different departments.
After really grasping that Voyager is an accounting package, with a property management wrapper written around it, the work flow makes sense.

  • Rent payments
  • Lease renewals
  • Subsidy compliance
  • Using the work orders for units specifically setup for Covid use.
  • Maintenance workers are using the work order functionality on tablets remotely.
  • We plan to utilize the marketing functionality for renting vacant units.
We have invested 5 years of setup, implementation and training on Voyager. It's doing a very good job for us and I feel we've only scratched the surface of its capabilities. Yardi support has been very responsive with very little down time. The training materials are great from Client Central.

We were using Classic which is a product Yardi acquired. It did not have a full accounting package, rental community support, elearning or Client Central support.

We needed a package that would solve more tasks than tracking rent. We needed the full package with an accounting base.
Shorten up the evaluation of some of the products that we knew we were not going to choose.
  • Implemented in-house
Yes
We converted a few properties at a time. We grouped the properties based on subsidy type.
Change management was minimal
  • Running parallel with both systems became burdensome. Double entries were needed for some time during the conversion.
If you are converting from another system, grouping your properties by subsidy type seemed to help us. We were able to focus on a half dozen properties at a time, rather than the entire portfolio.
No
We pay for general support that has been adequate over the years.
Yes
Yes, I've opened several cases and all have been resolved to my satisfaction
Voyager is priced based on units. We needed to add additional units that were not going to be used in the convention form. We only needed to add the units for work orders. The units would constantly be changing but the total number of units would not. We worked out additional units purchase at a much reduced rate that worked perfectly for only creating work orders for some Covid units.
  • Dashboards to show vacant units quickly
  • Dashboards to show units out of compliance.
  • Scanning checks vs money orders. They need to be handled separately.
Yes
We use the mobile app for work orders. It is robust enough for our work order processing.
